1.   Safety first.
Keep stairways clear. Avoid cluttered appearances and possible injuries.
2.   First impressions are lasting.
Prospects are greeted by the front door and yard. A fresh and clean entrance with trimmed lawn will make your home more attractive to prospects.
3.   Repairs can make a big difference.
Loose knobs, sticky doors, missing screens, and drippy faucets are only minor repairs. As a result, a prospect will feel comfortable.
4.   Bathrooms and kitchens help sell homes.
Check and repair caulking in bathtubs, showers, and sinks. Keep countertops cleared and clean. Make sure these two rooms sparkle.
5.   Clean the carpets.
If your carpets need cleaning, hire professionals to do the job. If the carpets are worn, replacing them would be a good idea. It will add value and appeal to your property.
6.   Arrange rooms neatly.
Remove excess furniture. Use attractive bedspreads and freshly laundered curtains.
7.   Let the sun shine in.
Keep drapes and curtains open. Let the sun make your home cheerful.
8.   Decorate for a quick sale.
Rather than telling the prospect how you home could look, why not show him by redecorating? A picture is worth a thousand words and a quicker sale at a higher price will result. Fresh seasonal flowers and plants can be used as an easy and inexpensive decorating idea.

1.   Pets underfoot?
Keep them out of the way- preferably out of the house. Clean the house of pet hair and any pet odors.
2.   In the background.
The Realtor knows the buyer's requirements and is in a better position to emphasize the features of your home. It is best not to be present during the showing.
3.   Silences is golden.
Be courteous but don't force conversation with a potential buyer. He/she wants to inspect your house - not to pay a social call. Let your Realtor discuss price, terms, possession, and other factors with the customer. He/she is eminently qualified to bring negotiations to a favorable conclusion.
